You don't have to. Use NTVDMx64. I have talked about it here in
Micronet before.

I'd recommend using the Inno Setup installer: http://www.columbia.edu/~em36/OtvdmSetup.exe
I don't have a Windows BBS installed but I was able to run my DOS doors locally without issue as a test under 64-bit Windows 10.
One of these days, I will start producing 32-bit Windows doors and hopefully 64-bit Windows doors also (if I can remember how to do the cross-compiling stuff again).
